One contractor for the whole building
Managing a commercial property is hard enough without chasing multiple vendors. Our janitorial program covers common areas, tenant suites, washrooms, floors and consumables under one agreement and one invoice. You get a single contact who knows your building and answers for the results.
Day porter service
For busy buildings, nightly cleaning is not enough. A day porter keeps things presentable while tenants and visitors are on site: washroom checks and restocking, lobby and entrance care, spill response, garbage runs, meeting room resets and quick touch-ups. In winter, porters focus on entrances and lobbies, where salt and slush build up hour by hour.
Supply management
We track and restock paper towel, toilet paper, hand soap, sanitizer and garbage liners so washrooms never run out. Supplies can be included in your monthly price or billed separately at a transparent markup, whichever works best for your budget and tenant recoveries.

Switching janitorial contractors without the disruption
Changing cleaning companies is easier than most property managers expect. Our transition plan:
- Building walkthrough with you or your building operator to document every area, special instruction and problem spot.
- Written scope and schedule, reviewed with you before day one.
- Keys, fobs and alarm codes handed over and logged, with your access and lock-up procedures.
- Supervised first week: a supervisor works alongside the crew to make sure nothing falls through the cracks.
- 30-day check-in to adjust the scope based on what you and your tenants are seeing.
Reporting and communication
The most common complaint about janitorial contractors is poor communication. You get one account contact in Edmonton who answers calls, texts and emails, plus regular inspection reports. Issues reported by you or your tenants are logged, assigned to the crew and confirmed fixed, usually by the next shift.
Winter janitorial in Edmonton
From November to April, lobbies and entrances take the worst of Edmonton's winter. Our winter program adds extra entrance mat cleaning, salt residue removal on hard floors and carpet, more frequent lobby mopping, and porter rounds during storms, so slip hazards and salt damage don't build up. In spring we schedule carpet extraction and floor refinishing to undo the winter wear. See floor care.
Green janitorial programs
Tenants and corporate owners increasingly ask about sustainability. We can run your building on green-certified, low-VOC products, use microfibre and dilution-controlled chemicals to cut waste, and supply recycled-content paper products, supporting BOMA BEST and similar green building goals.
